Colorado Housing Limitation

This Amendment will:

• Cover Adams, Arapahoe, Boulder, Douglas, El Paso, Jefferson & Larimer counties
  
  
• 30% of the growth in these counties shall be affordable and/or affordable senior housing
  
  
• Limit housing growth to 1% in for the years 2007-2010
  
  
• In the 2010 election county voters will decide whether to continue growth limits
  
  
• Create over 73,000 affordable homes in its three years

Additional Benefits

• Urban sprawl with one residence per 35 acres, costs tax payers $1.15 for every dollar generated
• Sprawl creates shortages of affordable housing near jobs
• Wages have not kept pace with housing costs. Between 1990-2000, the median home price increased 131% while wages increased by 71%
  
  
• In 2005, the median home price in metro Denver was $232,000
  
  
• To afford this one must make $73,500
  
  
• The average teacher salary is $48,000 & the average police officer salary is $47,000
  
  
• In 2005 the average 2 bedroom rent was $888.
  
  
• A Colorado worker must earn $17 an hour, over three times the current minimum wage,
  to afford a two bedroom rental unit with a 40-hour a week job
  
  
• Sprawl uses 35% more water than compact development
  
  
• Sprawl is bad for our water supply and quality
  
  
• Spawl hurts the working poor
  
  
• Infrastructure in suburban sprawl costs 2 to 3 times more than in compact develpments
  
  
• Saves our farms. We’re losing 1.25 square mile of farms very day in Colorado
